Dear Sir: Enclosed please find remittance to your order for $20.87, being proceeds of payment made me by Mr. W. G. Winchester. This, with the $10 previously paid me by him and sent you in April 4th last, or $30.87 in all, is in payment of one of the $25 notes. I have succeeded in collecting interest since maturity at hte rate of 6% per annum or $5.87. Enclosed also please find the Hom mortgage. I have devoted considerable time to this, having gone to Wakefield especially to investigate the property and to Bessemer especially to learn regarding the title and the taxes. I have learned that the property is occupied by James Tobin as a restaurant and dwelling; that it is worth about $200 to $500 (one person states as high as $700), but that there would be little demand for it on a sale, as for all Wakefield property. At Bessemer I learned from personal examination that the Sprague, Warner & Co mortgage is subsequent to yours. But I also learned that, while the taxes for 1895, 1896, 1897, 1898 and 1899 are all paid, the property was sold by the state on July 24th, 1899, to James Tobin for the taxes from 1889 to 1894, inclusive, for the sum of $111.32. It is too late to redeem from this now and it would cost in cash more than the property is probably work, say $400 or thereabouts. Mr. and Mrs. J. H. Hom quit-claimed this property to Mr. Tobin for $40 Oct. 10th, 1896, but this would not interfere at all with your mortgage rights. I have been to $1.60 expense this information. We do not think it will be possible to sell the lots for you this year at the price mentioned, owing to the financial depression there is really no demand for va cant property in any part of the city. These lots are nicely located and as soon as business revives there will probably be a demand for building purposes. We consider the lots worth from $425 to $450 each but it is hard to find a customer. In 1893 this property was assessed for the Main Sewer in Robey Street and Ashland Avenue $9.50 per lot, the amount being made payable in five annual installments with interest at 6 per cent from July 1st, 1893; the first installment was paid at the that time, the second last year, and the third id due this year, together with interest on all the deferred installment amounting to $5.30 and as you sent $4.51 for this purpose there is a shortage of 79Cts which please send and we will secure the Treasurer's receipt.
